Founded in 2004, our principals have a combined 90+ years of experience in real estate transactions, spanning residential and commercial sales and leasing, as well as financing and investments.

David Kucera, Owner/Broker, has been a licensed real estate broker since 1977 and pioneered equity sharing in the San Francisco Bay Area in the 1980s, when interest rates peaked at 16%.

As Owner, REALTOR®, and an Accredited Residential Manager®, Karin Kucera combines her extensive brokerage expertise with a 30-year marketing background to drive exceptional results for her clients.

Andy Kucera, Owner/Broker and General Counsel, has 26 years in real estate, the last 11 as a licensed real estate attorney practicing civil litigation, primarily in business and real estate, and previously, he was a mortgage broker, originating mortgages for Valley Vista clients. 

Valley Vista Properties places a high value on industry education and training. David and Andy have earned their GRI designations. Karin is an IREM Accredited Residential Manager. Andy has earned his Tax Credit Specialist certificate from the National Center for Housing Management, enabling Valley Vista to manage multifamily LIHTC properties.

Valley Vista Properties walks the walk. Its principals are lifelong real estate investors, with holdings including multiple long-term condos, SFRs, multifamily properties, and vacation rentals. They also have years of experience with new construction, ADUs, and extensive renovations.

Karin Kucera is co-founder and principal of Valley Vista and an Accredited Residential Manager (ARM®) with more than 16 years of experience in real estate sales and property management. She specializes in Harlan Ranch, Quail Lake, and Clovis Unified School District in both sales and rentals.

While developing her real estate sales, Karin was instrumental in establishing Valley Vista’s property management business and now manages a portfolio of more than 100 rental properties in Clovis, Fresno, and Sanger. Her experience spans 32 years in business management, marketing, and technical training.

When not engaged in her passion for helping clients achieve their financial goals through real estate investment, Karin can be found traveling with her family.

David Kucera is a licensed California Real Estate Broker with Valley Vista Properties and a member of the Fresno Association of Realtors and the Clovis Chamber of Commerce. A real estate broker since 1978, David founded Santa Clara Properties in Palo Alto, California, and is also a member of the Silicon Valley Association of Realtors in Cupertino, California.

David is an owner and co-founder of Valley Vista Properties, which was started in Fresno in 2004 as a real estate company and continues to be family-owned and operated to this day. It has expanded over time from representing buyers and sellers of real estate to adding a state-of-the-art professional property management division to aid owners of investment properties.

He began his real estate career in the San Francisco Bay Area, using creative, innovative approaches that helped buyers own residential property in the high-priced Bay Area. He established an equity-sharing program that enabled unrelated buyers to purchase residential property through an equity-sharing arrangement (combining an investor with an owner/occupant), a highly successful initiative that was featured in the San Francisco Chronicle. In addition to the equity-sharing program, David offered a down payment assistance program, which again helped many families own their first home.

Through Valley Vista Properties, David has been a licensed real estate mortgage broker, helping guide many residential buyers through the often-complex mortgage loan approval process. He continues to educate prospective buyers about the numerous loan options available to residential buyers, including both owner-occupant buyers and investors.

David holds an undergraduate degree from the University of California, Davis; a Master of Science in Mathematics from San Jose State University; and a Master of Science in Operations Research from Stanford University. Additionally, he has completed advanced real estate courses and earned the Graduate Realtor Institute (GRI) designation from the California Association of Realtors.

Andrew Kucera is a California-licensed attorney, real estate broker, and principal/general counsel of Valley Vista Properties. As an attorney, he practices real estate and business transactional law, including landlord-tenant issues, evictions, contracts, dispute resolution, zoning and land use, entity formation, and corporate compliance. Andrew is also an Adjunct Professor of Law at San Joaquin College of Law (SJCL) in Clovis, CA, where he has won multiple Adjunct Faculty of the Year awards.

In 1997, Andrew earned a Bachelor of Arts, Cum Laude, with Distinction in Economics and a minor in Real Estate from San Diego State University. At SDSU, he received nominations from the national honor societies Phi Beta Kappa and Golden Key.

Andrew, the 2013 valedictorian, earned his Juris Doctor with High Honors from SJCL. In 2005, he earned a master’s in business administration from the Craig School of Business at California State University, Fresno (CSUF).

An avid volunteer, Andrew serves as a member, past President, and past Team Leader of the Fresno County Sheriff’s Search and Rescue Mountaineering Team, a volunteer SAR team that assists with wilderness search and rescue missions in Fresno County and mutual aid missions throughout California.

Andrew is married to Karin Kucera, and they have two wonderful children. Together, they enjoy camping, hiking, backpacking, horsepacking, reading, gardening, and road trips.

Chanel Pepiot joined Valley Vista Properties in 2021 after five years as a successful Property Management Leasing Agent and Training Coordinator in the Los Angeles area. She brings 15 years of experience in sales and customer service excellence to our Valley Vista team.
