When is rent due?
Rent is due on the 1st of the month unless otherwise negotiated. Your due date will appear on Page 1 of your lease. Some people have a 3-day grace period; others have a 5-day grace period, depending on when the lease was signed. If rent is late, the fee is 5% of the rent. Any late rent payments must be made by cashier’s check or money order. No personal checks will be accepted after the 5th.
How do I make my rent payment?
Rent can be paid online – there is no service charge if paid through your checking account. Credit card payments are charged a processing fee. You may also mail or drop off the rent at 725 Pollasky Ave #101, Clovis, CA 93612 (on Pollasky Avenue between 7th and 8th Street).
What happens if my check is returned?
We will notify you immediately, and payment is expected that day. All future payments must be made by cashier’s check or money order. You will be responsible for the fees as outlined in your lease agreement.
What happens if I do not pay my rent?
If we do not receive your payment by 4:30 pm on the 5th of the month, you will receive a courtesy call from our office on the 6th of the month to arrange payment. If a payment arrangement cannot be agreed upon, a 3-Day Notice to Pay or Quit will be issued by the 10th of the month. A $35 fee will be added to your account if we must post a 3-Day Notice to Pay or Quit. At this point, if you don’t pay rent, you need to vacate the property. If not, an Unlawful Detainer will be filed, and an Eviction Notice will appear on your credit report once a judgment is recorded.
How do I submit a service issue?
Service issues can be reported through the Valley Vista Properties online tenant portal. You may also report your service issue by phone at 559-294-7667 or by email at service@valleyvistainc.com.
Do I need to be home when a service appointment is scheduled?
This decision is yours. If a third-party vendor is scheduled, please let our office know if you will not be there so we can make alternative arrangements. No-shows are subject to a service charge from the vendor.
What do I do in case of an emergency?
If the emergency is life-threatening, call 911. For all other emergencies, call Valley Vista Properties at 559-294-7667 during business hours. After 5 pm, please call 559-217-2445.
When my lease expires, can I just move out?
No. Your lease converts to a month-to-month lease after the initial lease term expires. You will need to give 30 days’ written notice.
What happens if I need to end my lease early?
You are responsible for lease payments and utilities for the remainder of your lease term. However, Valley Vista Properties will do its best to market the property and, with your cooperation, show it. Should we be able to secure a new tenant, you will be notified in writing of the date and of your responsibility for rent, utilities, and the gardener, depending on your lease terms. You are also responsible for a pro-rata share of the leasing fees the owner has incurred. Leasing fees are up to $695.
How do I terminate my lease?
All leases require 30 days’ written notice.
Can I use my security deposit as last month’s rent?
No. Your security deposit can be used only for outstanding charges after you have vacated the property. Your lease agreement addresses this on Page 1.
What happens if I do not pay my last month’s rent?
You will be charged a late fee, and your account may be sent to collections.
